Service Locations
The Colony is home base, and these five cities get the deepest coverage on our site. Texas cities all enforce the International Residential Code, but each one adopts its own edition and amendments:
- Frisco runs the 2024 IRC with amendments, effective March 1, 2026. Houston Black clay was the most common soil at the NRCS sample points.
- Plano runs the 2024 IRC, effective August 1, 2025, and Houston Black turned up at 20 of 30 sample points.
- Allen runs the 2024 IRC, effective September 26, 2026, with Houston Black at 18 of 30 points.
- Carrollton runs the 2024 IRC, effective September 1, 2025. Six of its 30 sample points landed in a FEMA Special Flood Hazard Area.
- Lewisville still lists the 2021 IRC, so a heated slab there needs a 10-mil vapor retarder instead of the 2024 edition's 6-mil.
Our north Dallas suburbs permit guide puts these offices side by side.

Lake Towns and Denton County Communities in Our Service Area Around The Colony
Both the ground and the paperwork shift around Lewisville Lake. In Little Elm, 11 of 30 sample points landed on water and 14 in a flood hazard zone. Lake Dallas, Hickory Creek and Oak Point sit on sandier ground that sampled low for shrink-swell, though FEMA's map shows a Lewisville Lake flowage easement area at some Lake Dallas and Oak Point sample points. Lakewood Village sampled Ferris clay at 15 of 30 points. Hackberry sampled very high shrink-swell at 28 of 30 points, and Hebron at 25 of 30.
Savannah and Paloma Creek are unincorporated Census communities, so permits come from Denton County Development Services instead of a city. The county wants a development permit for any improvement to a property in its jurisdiction, and a Right-of-Way Use permit for work along a county-maintained road.

South and West: Coppell, Farmers Branch, Addison, Grapevine, Prosper
Heading toward Dallas, Coppell and Farmers Branch are in Dallas County, and Farmers Branch sampled Houston Black clay at 14 of 30 points. Addison stands apart, with Stephen soils over shallow chalk at 17 of 30 points, so digging and base work differ from deep-clay towns. Grapevine is our Tarrant County town, where 9 of 30 sample points fell in a flood hazard zone. North of Frisco, Prosper works from the 2021 IRC with local amendments and sampled Houston Black at 12 of 30 points.
