A concrete contractor in Oak Point files permits through GovWell
Since March 2026, GovWell has been the only way to get a permit or an inspection here. The Building Permits and Inspections Division, reached through City Hall on Naylor Road, handles permits there. It enforces the 2021 IRC and related 2021 codes with local amendments, plus the 2020 National Electrical Code.
The relevant lines on the fee schedule are worth a close look. A culvert/driveway permit for new construction is $250, a culvert replacement is $100, and an upgrade driveway permit is $100. Reinspections cost $100 each and miscellaneous inspections $60. A retaining wall over 36 inches carries a $1,200 permit fee, so a shorter wall can save real money on a sloped yard. Fill, grading or regrading needs a city development permit showing the work meets flood prevention rules, and anyone placing a facility in the public right-of-way applies first through GovWell. Before you schedule a patio or a straight driveway replacement, ask Building Inspections which permit applies. Our permit guide sets the city beside nearby towns.

Culvert rules for Oak Point driveways
The city's culvert ordinance picks the pipe wherever a concrete driveway crosses a city easement. It has to be reinforced concrete or 16 gauge galvanized corrugated steel, at least 12 inches across and at least 20 ft long, with a safety end treatment no steeper than 3:1 on each end, built to TxDOT or City of Denton standards unless the city says otherwise.
The paperwork does not stop once the pipe is in. The permit holder has to get an engineer or surveyor to prepare a certificate of installation showing the culvert's location and end elevations, and the city engineer must accept it before a certificate of occupancy issues. After that, keeping the culvert clear of silt, trash and vegetation taller than 12 inches falls to the owner or occupant.
Busier roads add spacing rules. Unless a site plan says otherwise, a driveway along a collector sits at least 90 ft from the next access or street, 200 ft along a minor arterial and 240 ft along a principal arterial, based on the city's Thoroughfare Plan. If you are siting access on a road like McCormick Road or FM 720, check its classification first. A concrete contractor in Oak Point can look that up with you.

What It Costs
Here are our usual ranges for Oak Point work, before city permit fees.
| Job | Per sq ft | Typical project | What it covers |
|---|---|---|---|
| Concrete driveway | $7 to $12 | $3,500 to $8,500 | 4 to 5 in. reinforced, 400 to 720 sq ft |
| Shop or garage slab | $7 to $12 | $5,500 to $9,000 | 24x30 reinforced pad; a 30x40 slab runs $10,000 to $17,000 |
| Engineered shop slab | $12 to $20 | Quoted per plan | Heavier loads or engineer-designed buildings |
| Concrete patio | $7 to $12 | $2,000 to $5,000 | Reinforced broom finish, about 200 to 470 sq ft |
| Poured retaining wall | $30 to $50 per face sq ft | $4,500 to $7,500 | Walls up to about 4 ft |
These are ranges, not bids. Long driveways, culverts, soil prep and access move the number, and a free written estimate sets it after we see the lot.
Every slab counts toward Oak Point lot coverage
The city's zoning defines lot coverage as the part of the lot used for structures or other improvements, with landscaping left out. Read that way, a new patio, shop slab or wider driveway eats into the cap, same as the house does, so confirm the count with Planning & Engineering. The maximum is 20% in the A, RE-5 and RE-3 districts and 30% in R-1 through MHRX. Minimum lot sizes range from 5 acres in A and RE-5 down to 10,000 sq ft in R4X.
Run the numbers early. Take a 10,000 sq ft R4X lot at 30%: the house and every improvement have to fit inside 3,000 sq ft. Lots up to 5 acres may have two accessory structures without a special exception, and lots of 5 acres or more may have five, and all of them count toward coverage. A 30 by 40 shop slab covers 1,200 sq ft, and with us that size runs $10,000 to $17,000. On the bigger lots, the slab, the driveway that reaches it and the turnaround all add up against the 20% cap.

Birome and Navo soil along Lewisville Lake
In the 30 NRCS sample points, Birome fine sandy loam led at 30%, followed by Navo clay loam at 20%, the Birome-Rayex-Aubrey complex at 13%, Gasil and Crockett fine sandy loams at 10% each, and open water at 10%. Navo, Crockett and Wilson reach 7.5% shrink-swell at depth, and Birome soils rate very limited for house slabs. One corner of a lot can be easy sand while another holds clay that moves, so we check the subgrade across the whole footprint before the pour. Our clay soil guide explains how that changes a slab.
Flooding is less of a worry here than in some lake towns. FEMA's map put 77% of sample points in minimal-hazard Zone X, 7% in the 0.2% annual chance zone and 7% in an AE flowage easement area along Lewisville Lake. Corps guidelines posted by the Town of Lakewood Village require written Corps permission for work at or below the 537 ft contour around the lake. Census data puts the median build year at 2008, with 89% of homes owner-occupied. Neighbors in Lakewood Village, Lake Dallas, Hickory Creek and Little Elm each run their own permit desks with different rules, so a concrete contractor in Oak Point should confirm your lot sits inside the city limits before applying.
How Your Job Goes
Consultation and design
We walk the lot, find easements and ditches, and run the coverage math before sizing the slab or driveway.
Planning and preparation
We line up GovWell permits, culvert specs and utility locates, then cut and compact the subgrade.
Installation and completion
The culvert, forms and steel go in, the city inspects, and then we pour, finish and cure the slab.
