Lakewood Village at a glance
Lakewood Village is a Denton County town on Lewisville Lake, with 242 housing units, Town Hall on Highridge Drive and fire service from Little Elm Fire.
Ferris-Heiden clay on 5 to 15% slopes lies under half the sampled ground (17% shrink-swell). FEMA Zone AE holds 37% of sample points, and the Corps flowage easement starts at and below 537 ft.
Permit office: Town of Lakewood Village Building Services · official page Driveways, sidewalks and flatwork of 250 sq ft or more need a permit; non-structural flatwork under 250 sq ft does not.
How a concrete contractor in Lakewood Village plans around the 250 square foot line
One number governs flatwork here. Once a driveway's area reaches 250 sq ft, installing, extending, repairing or replacing it takes a permit, and sidewalks follow the same rule. Non-structural concrete under 250 sq ft needs no building permit at all. Wood decks always do.
Plan with that line in mind. A 12 by 20 driveway extension is 240 sq ft, and at our $7 to $12 per sq ft it costs $1,680 to $2,880; ask Building Services whether it measures the extension alone or the whole driveway. A 16 by 16 piece hits 256 sq ft, past the line. Accessory buildings use the same 250 sq ft trigger, and they need a permit as well when they attach to the house or connect to electric, water, sewer or gas. No permanent structure may sit inside the building setbacks. Walls need a permit if they are screening walls or retaining walls over 4 ft tall.
Everything runs through the town's online Building Services portal: permit applications, inspection requests and contractor registration. For smaller residential work, repairs and replacements, the portal has a Project Application path. The town lists the 2018 International Residential Code with local amendments. A concrete contractor in Lakewood Village works to those rules, and neighboring cities handle this very differently, as our permit guide shows.

Corps of Engineers land along the Lakewood Village shoreline
Lakefront owners should read the Corps of Engineers rules for Lewisville Lake, which the town posts on its own website, before planning any flatwork near the water. The Corps holds a flowage easement at and below the 537 ft elevation contour, and anyone placing a structure or doing any work inside it needs written Corps permission. Government-owned land includes the lake at its 522 ft normal level and land above it, marked on the ground by U.S. boundary markers with brass caps.
According to the same page, private exclusive use of public land is not permitted. Easements, licenses and leases on federal land are requested through the Lewisville Lake Project Office. A patio, walkway or run of concrete steps toward the water has to stay off government land and out of the flowage easement unless the Corps grants permission in writing. We find the brass-cap markers before we lay out forms.
Flood mapping points the same way. FEMA's flood layer placed 37% of sample points in Zone AE, 60% in minimal-hazard Zone X and 3% in the 0.2% annual chance zone. A point sample is no lot-by-lot determination, so look up your own parcel on the FEMA map.

Sloping Ferris-Heiden clay under half the town
Lakewood Village sits on heavier ground than the sandy loams sampled in Lake Dallas. In 30 NRCS sample points, Ferris-Heiden clay on 5 to 15% slopes covered half, with a shrink-swell rating of 17% and a very limited rating for house slabs. Wilson clay loam held 23%, Heiden clay 13% at 12.2% shrink-swell, and Crockett and Callisburg fine sandy loams 10% combined. NRCS calls Heiden a high shrink-swell clay that cracks 0.5 to 3 inches wide when dry, reaching 12 inches or more down.
On a slope, clay this active needs a firm compacted base, steel held up on chairs, and joints placed where the slab will want to crack. Our guide to expansive clay and concrete slabs explains the mechanics. On steeper lots, a poured concrete retaining wall can hold a level patio pad. We price those at $30 to $50 per face sq ft, and the town requires a permit once a wall passes 4 ft.

Patios, walks and steps on small-town lake lots
The 2020 Census counted just 635 residents and 242 housing units on 0.71 square miles of land here. Town Hall sits on Highridge Drive, fire service links to Little Elm Fire, and the town site lists a Rocky Point utility service area and a Dark Sky commitment, so ask the town before you add walkway or patio lighting.
With a 250 sq ft permit line, the size you choose decides the paperwork. A 14 by 16 concrete patio covers 224 sq ft and costs $1,568 to $2,688 at our broom-finish rate, which sits under the threshold. Stamped patios run $12 to $20 per sq ft. Steps down a slope cost $250 to $500 per step, so a set of 4 to 8 with a landing comes to $1,200 to $4,000. If you also own property in Oak Point, Lake Dallas or Hickory Creek, a concrete contractor in Lakewood Village should check that town's permit desk too, since each sets its own fees.
